Johnsonville Attracts Buyers with New Rail and Road Upgrades

Rail and road upgrades along the northern corridor are drawing buyers to this Wellington suburb for its improving access to the city centre.

Johnsonville recorded a 14 per cent rise in new dwelling consents over the past 12 months, according to Wellington City Council figures released this week, as transport projects reshape the suburb.

The northern growth area now benefits from direct upgrades that shorten commutes into the CBD, making it attractive for buyers priced out of closer suburbs such as Khandallah and Ngaio. Council planners approved the latest stage of the Northern Suburbs Transport Programme in May, which includes track duplication on the Johnsonville Line and intersection changes at the Johnsonville roundabout.

Residents point to the completed Johnsonville Community Hub on Moorefield Road and the expanded park-and-ride at Johnsonville Railway Station as immediate changes that have lifted foot traffic around the town centre.

Transport upgrades reshape daily access

The Johnsonville Line now runs 10-minute peak services after electrification work finished in late 2025, cutting travel time to Wellington Station to 18 minutes. Council data shows 620 additional parking spaces opened at the station in March, while the new cycle lane along Helston Road links directly to the Churton Park path network.

Median sale prices in Johnsonville reached $895,000 in the June quarter, according to CoreLogic records, compared with $785,000 a year earlier. Three-bedroom homes on streets such as Raroa Road and Broderick Road are attracting the strongest interest from first-home buyers and small investors.

Next steps for buyers and developers

Developers are expected to lodge resource consent applications for two medium-density sites near the railway station by September. Prospective buyers should check the latest district plan maps on the council website and review flood and transport overlay rules before making offers.
